Our reports identify "deficiencies" that are not in conformance with supplied construction plans and specifications. Punchlist Origination Services

Universal can perform high quality, cost-effective, accurate punchlist inspections of your completed project, in accordance with industry standards, providing a fast, written listing of visible construction abnormalities, incomplete work, and defects of the structure’s systems, components and cosmetic finishes for prompt remedy by on-site construction personnel saving time, raising finished product quality, and minimizing warranty service callbacks and expenses. All critical aspects of the structure’s construction, as applicable to building type, construction, and access, are reviewed.

Threshold/Balcony Inspections

If a HOTEL building has three or more stories, the Florida Administrative Code for Public Lodging Establishments (Section 509.2112) demands that you MUST SUBMIT a Certificate of Balcony Inspection every three years to Florida officials. Universal can help! You will be provided a detailed report indicating our findings and recommendations for repair, if necessary, along with your official Certificate of Inspection ready for submittal to Florida state officials.

Current Florida statutory requirements specify man-dates for any developer desiring to create a residential condominium entity from an existing building or complex by converting the existing, previously occupied improvements into a residential condominium. An ownership form must disclose to prospective buyers the condition of the existing property improvements and the condition of certain components, along with their current estimated replacement costs. Universal can assist in this critical statutory reporting requirement by providing fast, accurate, and professional assessment of critical property systems and components with accurate replacement cost analysis estimates for prompt statutory submission. We handle all of the critical building components, as may be applicable to the project, including: roof, structure, fireproofing and fire protections systems, elevators, heating and cooling systems, plumbing systems, electrical systems, swimming pools, seawalls, pavement and parking areas, and drainage systems.      Water Intrusion Inspections

If you have had water damage from hurricanes, storms or plumbing problems, Universal’s Quality Control Inspectors will inspect your property and determine the damage and verify the source of the damage in a written report. Note: We also provide plan review and inspections during construction to reduce the potential for water intrusion.

     Property Condition Surveys

Universal’s property condition assessment includes an evaluation of the  building structural elements, lighting, doors, HVAC, electrical systems, pavement, plumbing, landscaping, roof, flooring, fire and security systems, and handicap accessibility. Included is a list of recommended immediate actions with projected costs and a list of forecasted costs over a standard 10-year loan term (replacement reserves).
